Today’s buyers want clean, bright bathrooms that are a nice spot to get ready for their day. As you prepare to upgrade yours, be aware of these costly mistakes when doing your bathroom remodel.

Don’t Ignore the Layout

It may seem like a bathroom layout is pretty straightforward but it should be at the forefront of your planning so you don’t have big mistakes down the line.  Just because it will technically “all fit” in the room it does not mean you can cram it all in.

Doors need to open fully and the bathroom needs to be fully functional. Make sure there is plenty of space to open cabinets and move in and out of the tub or shower.  No one wants to deal with a space that doesn’t meet their basic needs.

Fixtures also need to be functional.  This means that a person of any age should be able to reach the toilet paper holder and hand towels.  Outlets should be able to be accessed from the counter.

Keep in mind that you will spend time in your bathroom every day. This time should be pleasant and not frustrating.

Don’t Choose the Wrong Materials

Bathrooms deal with plenty of moisture. They are also subject to harsh cleaning products that are often used on the surfaces. This means that homeowners need to choose your materials wisely.  

If homeowners do not choose the correct materials, you could open yourself up to warping floors, distorted walls and even black mold.  Take the time to research and plan this part of the process thoughtfully.

Don’t Skimp on the Storage

Bathrooms need storage.  That is why homeowners want to make sure to think about all of the items you’ll need to keep in your bathroom and then incorporate extra into your design.  

How many people use the bathroom?  Do you have a hall linen closet or will you need to store all of your towels and sheets in this location?  What about hair dryers, cosmetics, shaving supplies? Most people do not want all of their items on display so open shelving might not be the best plan.  

Put thought into what you’re storing (and how you are storing it) so you don’t end up with regrets.

Don’t Forget About Lighting and Fans

Ventilation isn’t a glamorous part of a bathroom renovation, but it is essential. Mold and mildew will grow if there is not a place for the moisture to escape.  If there is no window, a quality ventilation fan will get the job done.

While you are planning your fan location, don’t forget about lighting.  Homeowners use bathrooms to get ready so make sure you have plenty of good lighting by your mirrors.  Also make sure there are no dark corners like in the shower or by the toilet.
